What is the address of the home?

For security reasons, we can not give out the exact address of our homes until your reservation is paid in full and the rental documents are completed. Once we receive your balance or full payment we will provide you with driving directions, a small map to find the home, management contact information, villa phone number, lock and alarm codes for your stay, etc according to the terms and conditions of the agreement.

What is the Booking Process?

You can book any of our homes securely online by selecting the arrival and departure dates on the property calendar page. Once you’ve selected your arrival and departure dates, a form will appear with the pricing for your dates and options to choose from.  If your arrival date is more than six weeks away you will only pay a reservation deposit which is displayed in the pricing. If your arrival date is less than six weeks away you will pay the full amount. Select “Instant Booking” and enter your credit card information. If you prefer to reserve by phone we are happy to do that. Just give us a call at 877-665-4777 and we will gladly reserve the home you want.

What is required to make a reservation?

When you find the vacation home of your choice, you can either reserve the property online or speak with a member of our Reservations Team at 877-665-477 When making your reservation, all we require is a $300 deposit that is a non-refundable deposit, which is applied to your rental cost. The remaining balance or the final payment is processed prior to check-in and is non-refundable at that point.

Guests are welcome to make payments with major credit cards, wire transfers, personal and certified checks or money orders. Learn about Layaway Plan and how you can make payments on your reservation.

Does the total include all taxes and fees?

Yes, the total includes taxes, the cleaning fee and a fee for Property Protection and Service Fee.

Is the home, town home or condo I see on the Internet the one I get?

Yes, unlike most vacation rental companies, we rent the specific property you see in full detail on our website. We believe that this is the best way to ensure you will be happy with your accommodations.

Does the home look in person like it does on the website?

Yes, everything you see in the property photos is exactly as you will experience it when you check in.

When is check-in and checkout time?

For homes managed by All Vacation Dreams, check-in time is after 4:00-5:00 p.m. Since we want to ensure everything is in good working order to make your stay enjoyable, please note that you will have access to your property at that time. Upon request, an early check-in may be arranged based on availability. An additional fee may be applied.

Do you offer travel insurance?

Yes. Travel insurance is available through CSA Travel Protection. Travel insurance must be purchased prior to your 45-day final payment. All Vacation Dreams homes recommend guests purchase trip insurance if concerned about possible interruption or cancellation of the trip. Trip insurance payment is taken at the time the reservation is processed. For travel insurance coverage information, please contact CSA Travel Protection at 866.999.4018 or when calling from abroad please call 1.240.330.1529, reference plan code 330-CSA. Your premium will be charged to the credit card on file within 24 hours of the reservation.

What mean a Property Protection?

The Property Protection is a coverage of an accidental damage that will cover up to $1,000 for accidental or inadvertent damages (however, these must be reported immediately to All Vacation Dreams to be covered) – Property Protection does NOT cover bedding or linens.

Please be advised that intentional damage or gross negligence are the responsibility of the guest and are not covered by this waiver. A credit card/debit cards must be given for all reservations to act as a security deposit. This credit card number will be charged if items are stolen or damaged (see above) in the rental property. The property should be left reasonably clean. If the property is not left in a suitable condition, it may be necessary to charge the credit card for costs to cover extra cleaning.

What is your change/cancellation policy?

From initial date of booking up to forty-two days prior to the arrival date full deposit, taxes and fees.
> Between forty-two days to the original arrival date 100% of payments.
> 20% non-refundable rental deposit at the time to make a reservation.
> 50% if less than sixty days prior to the arrival date.
> 100% if less than forty-two days prior to the arrival date.
> Once a binding contract has been entered into, to cancel the entire booking or any component, the person making the booking must notify us in writing.
> An additional of $150 cancellation fee applied which is automatically charged to the card in the file.
> No refunds will be given for unfavorable weather, early departure, utility service interruption, construction, or maintenance issues and not shows.

The Company regrets that it is unable to waive any of the cancellation charges above, whatever the circumstances. The Company recommends that all guests take out adequate cancellation or vacation insurance either through their insurance broker or travel agent. Alternatively, the Guest may elect to purchase cancellation protection through the Company (only available at the time of initial booking). Please ask for details. How will I receive my confirmation and arrival instructions from All Vacation?

All confirmation and arrival instructions will be sent via email unless email is unavailable. To make certain you receive these emails, please adjust your spam filter to add the domain allvacationdreams.com to your list of accepted email addresses. You will receive a reservation confirmation email within 24 hours of making your reservation. Expect a second email with final confirmation and arrival instructions after your final payment has been applied to the reservation. You will receive an email with a link to a required pre-registration form follow your reservation. Once you complete and sign the documents, you will receive a detailed email with instructions on accessing your vacation home. We are a large group and would like to rent 2 or more homes close together - how do we do this ?

Through our unique Multiple Search, we can even accommodate for large group bookings with multiple Orlando villa rental homes – many even being next door or very close to each other. This unique search facility is ideal for a large group who can now all stay close to each other in 2 or more villas without any hassle – we make it very easy !! Simply search for the number of homes you require, how close you want them to be to each other and our search results will provide a list of all available groups of villas which match your search request.

What will we be responsible for when we check out?

We just ask that you lock all windows and doors and follow the departure suggestions mention in the welcome book.

How many people are allowed to stay in each home?

Occupancy may not exceed what is posted on the property page for each home, town-home or condo. Maximum occupancy includes infants and children.

The following outlines the typical maximum occupancies for each home, unless otherwise posted. You can find the maximum occupancy listed on the property page for each individual property.

Do you allow pets?

No, although All Vacation Dreams love pets we cannot allow them in any of our villas.

Is there air conditioning and heat?

All of our vacation homes, town homes, and condos have air conditioning and heat.

Is there a telephone at the vacation homes?

Yes, there is a telephone at every vacation home, town home or condo. Local calls are free and long distance calls may require a calling card or credit card number for usage. The telephone number to the property will be provided upon arrival.

What is considered a suite or master bedroom?

A suite or master bedroom will have a king or queen-sized bed, TV, nightstand, dresser or chest or armoire and private access to a bathroom. Some suites may also offer additional bathroom access from the hall.

Are linens and towels provided?

All bedroom and bathroom linen is provided unless otherwise stated in the property description. Bath towels are also provided, typically one hand towel and one bath towel per person. Wash cloths are not usually provided. You will need to take your own beach towels for use around the pool unless otherwise stated.

Are the vacation homes cleaned daily?

No, our homes are cleaned before your arrival and after your departure. You can request a mid-stay clean at an additional charge. A mid-stay clean includes washing all sheets and towels, cleaning the bathrooms and kitchen area, vacuuming and dusting, sweeping and mopping, and refreshing your starter paper products.

Are there cleaning supplies?

We do not leave any chemicals in the home but there is a mop, broom, dustpan, vacuum, iron and ironing board in the property. Our homes also include a washing machine, dryer, dishwasher and starter products.

Are the properties non-smoking?

Yes, all of our properties are non-smoking. Smoking is permitted outside of the property only.

How close are the homes and condos to area attractions?

In Orlando, All Vacation Dreams vacation homes are as close within 6 miles to Walt Disney World and a short drive to other theme parks, restaurants and shopping. Each vacation home’s property page includes a map indicating its specific location.

Will the pool deck get plenty of sun ?

The sun rises in the East, tracks towards the south and sets in the West – this means that in the cooler months when the sun is lower in the sky, a double story home with an East facing pool will get direct sun in the morning, but as the sun tracks around during the day, an ever increasing shadow will appear on the pool deck. If the villa is single story and/or the pool deck is extended, this should extend the length of day you will get sun on the deck. A northerly facing pool deck will get sun from the right in the morning and from the left in the late afternoon and as long as the pool is extended and/or the home is single story, you will still get sun on the extremities of the pool deck. For the best situation in the cooler months is to select a Southerly facing pool deck which will ensure maximum sun on the deck. In the summer months, the sun is so high in the sky due to Florida being so close to the equator, that the direction the pool faces is of little relevance.

Do I need pool heating ?

Pool heating is only really necessary between the months of October to April inclusive when you may find the pool water cooler than you would be comfortable with. Obviously the water would be very cold in the winter months and you also have to consider what the air temperature would be like when you get out of the heated pool and you are wet – you will be diving for towels and dressing gowns ASAP. To retain the heat in a heated pool, the owner could provide a floating insulated pool blanket which is placed over the pool to prevent heat loss from the water and to help the pool heater maintain a comfortable temperature. If left off when you are not using the pool, the pool heater may struggle to maintain the desired water temperature as heat loss will be high if the air temperature is low, resulting in you not enjoying the benefit of pool heating.

Is there shopping nearby?

Yes, all of our homes are located conveniently close to supermarkets, grocery stores, drug stores, retail shops, local eateries and main avenues or expressways.

Do you provided transportation to theme parks and other attractions?

Contact our Guest Services Team at 877-655-4777 to discuss the options available in your vacation home destination and refer to our local partners.

How is garbage handled?

Garbage is to be placed onto the curb in the supplied container on the designated day of the week.  More information will be provided in the information packet on the kitchen counter.

What does your housekeeping service include?

At most of our vacation homes we offer two kinds of housekeeping.

The light housekeeping service involves a general tidy of the property, plus making the beds, removing any trash, and wiping down kitchen and bathroom surfaces.

Full housekeeping involves a more thorough clean of the entire home and washing of all bed linen and towels. At some of our properties, only this full housekeeping service is offered.

Costs for both cleaning services vary depending on the size of the property that you book. For full details and to arrange housekeeping services, please contact our Guest Experience team.

The property I'm looking at has a minimum-stay policy. Can you make an exception for me?

Many of our properties have minimum stays of 3 to 5 nights. However, if you are looking for a last-minute stay and the vacation home still has availability, we may be able to make an exception. Please contact our Guest Experience team and they will do their best to assist you or find a suitable alternative.

Can you hold or reserve a villa for me?

We’re able to hold almost any vacation rental within 24 hours. Please contact us by phone and ask us to place a temporary block on the home for you. Once a home is reserved we will need to take a deposit payment from you within 24 hours.

Where can I find the address for the property I'm planning to stay at?

You’ll receive the full address for your vacation home after the booking is confirmed.

The address can be found in your villa information pack. This will be sent to you by email within 5 days before your arrival date.

If there is less than a week to go before your stay and you have still not received the information pack, or if you would like to know the address of your vacation home in advance, then please contact us and we will arrange for it to be sent to you.

Do you accept PayPal payments?

We don’t accept payments by PayPal at this time. However, we do accept payment by Mastercard, Visa, Discover , Union Pay and American Express (either online or over the phone), and by cheque or bank transfer.

Do you allow service animals at your vacation homes?

Yes, we allow service animals such as guide dogs at all of our properties. Please contact us before your stay to let us know that your service animal will be accompanying you.

Do I need to pay for pool heating?

In some destinations, such as Orlando, there is an additional fee for pool heating.

Prices start from around $35 per day plus tax although it does vary from villa to villa, depending on the pool size and heating type.

Pool heating may not always be necessary for your vacation, especially if you’re visiting during the summer. You are only likely to need pool heating in the winter and in the early spring, when temperatures are lower.

You can add pool heating to your booking at any time before your stay. If you opt to have no pool heating but change your mind while on vacation, we can arrange for your pool heating to be turned on – however, please be aware that pools can take up to 24 hours to heat up. Ideally, you should let us know that you require pool heating at least 3 days before your arrival.

Can you offer me a discount?

If you’ve stayed with All Vacation Dreams before, you’ll qualify for our past-guest discount. This entitles you to 5% off the usual rental rates at all of our properties.

When will I receive my villa information pack?

In most cases, your villa information pack will be sent to you within 5 days before your arrival.

If you book less than two weeks before the start of your trip, the information pack will usually be sent to you immediately.

If there is less than a week to go before your stay and you have still not received the information pack then please contact us and we will arrange for it to be sent to you.

How do I make a payment towards my balance?

You are welcome to pay some or all of your remaining balance at any time before the due date.

To arrange a payment, please contact us and we will do our best to help. You can either call and make a payment over the phone or request a payment link to be sent to you – just email us and let us know how much you would like to pay.

 

Which homes are available with low deposits?

Our usual deposit requirement is 20% of the booking total.

However, certain properties are available to book with much lower deposits. At Encore Resort in Orlando, for example, you can book selected properties with low deposits of around $300.

The vacation rentals that are available with low deposits are clearly flagged up within our property listing pages. You can also speak to one of our team members and ask them to find you a property with a low deposit.

What's the minimum stay at your vacation homes?

The minimum stay at our vacation homes varies from home to home and will noted in the property listing.

You can enjoy stays of just 3 nights or more.

If there is a particular area that you would like to visit and you can’t make the minimum stay requirements, just contact our team and they will be happy to help you find alternatives.

What does the service fee cover?

When you book with All Vacation Dreams we’ll charge you a service fee.

This one-time fee helps to cover the charges we encounter when accepting payments, and also assists with assigning a dedicated guest experience manager and destination expert to every customer.

Am I guaranteed to stay in the villa I book?

When do I have to pay my final balance?

The final balance is due six weeks prior to your arrival date.

We’ll remind you by email when the balance is due.

To confirm a booking you must pay the appropriate deposit plus damage-waiver insurance (if required). The final balance is due six weeks prior to your arrival date. We’ll remind you by email when the balance is due.

If you are booking within six weeks of arrival date full payment is required at the time of booking.
