What You Should Consider?

NEW CONSTRUCTION VS. RESALE: WHAT SHOULD YOU CONSIDER?

Instead of asking simply, “Which is better?”, I encourage buyers to ask:

“Which property makes the most sense for my goals?”

Consider these factors:

1. Your Budget

Look beyond the purchase price.

Consider:

  • Down payment
  • Closing costs
  • HOA or community fees
  • CDD, when applicable
  • Property taxes
  • Insurance
  • Utilities
  • Maintenance
  • Renovations or upgrades
  • Furnishing
  • Financing costs

The true cost of ownership is more important than the listing price alone.

2. Your Timeline

Do you need to move into the property quickly?

If so, an existing home may offer a more immediate solution. If you have more flexibility, new construction may provide additional opportunities.

3. Location

Location should be evaluated in relation to your lifestyle and your long-term objectives.

For Orlando and Central Florida buyers, this may include proximity to employment centers, schools, airports, attractions, golf, shopping, dining, major highways, or other amenities.

4. Your Long-Term Plans

Are you buying a primary residence, second home, vacation home, or investment property?

The answer can change how you evaluate the property.

For example, an investor may look more closely at rental restrictions, operating costs, property taxes, HOA fees, future competition, location, resale potential, and expected income.

5. Condition and Future Expenses

A lower purchase price does not necessarily mean a lower total cost.

Likewise, paying more for new construction does not automatically mean it will be the better financial decision.

The property should be evaluated as a complete purchase rather than based on price alone.


NEW CONSTRUCTION OR RESALE FOR AN INVESTMENT PROPERTY?

This is where the decision becomes even more important.

If you are considering a property for investment, vacation-home use, or short-term rental potential, the analysis should go beyond whether the home is new or used.

Factors such as location, community regulations, rental restrictions, purchase price, property taxes, HOA and CDD costs, insurance, management expenses, furnishing requirements, expected revenue, occupancy, operating expenses, and future resale potential should all be considered.

A beautiful new home is not automatically a strong investment.

Likewise, an older property is not automatically a poor one.

The objective is to understand how the property performs in relation to its purchase price, operating costs, market position, and your specific investment goals.


WHICH OPTION IS RIGHT FOR YOU?

The right choice depends on what you are trying to accomplish.

A new construction home may appeal to buyers who prioritize modern design, customization, warranties, and lower initial maintenance.

A resale home may appeal to buyers who prioritize established neighborhoods, location, mature surroundings, property variety, or renovation opportunities.

For international buyers, investors, relocation clients, and families purchasing in Greater Central Florida, the decision can involve additional considerations.

That’s why I believe the process should begin with your goals, not simply with a list of available homes.
