Terms & Conditions
Introduction
These Terms and Conditions govern the rental of properties managed and marketed by All Vacation Dreams (the “Company”). By using this website and booking a property, you (the “Guest”) agree to these terms. If you do not agree, you should immediately stop using this website. The Company reserves the right to modify these Terms at any time, effective immediately upon posting at www.allvacationdreams.com. Continued use constitutes acceptance of such modifications.
Booking
The total rental fee will be displayed on-screen for the Guest.
Reservations are on a first-come, first-served basis.
After receiving payment, the Company will issue a Rental Agreement via email. Completion and signing of the Rental Agreement is mandatory within 24 hours of booking.
Acceptance
Payment of the rental deposit indicates full acceptance of these Terms.
The Company will not release the property or provide any services until full payment is received.
Failure to pay may result in cancellation of the booking, and any payments made may be applied toward applicable cancellation penalties.
Final payment is due 42 days prior to arrival. Late payment may result in automatic cancellation and forfeiture of the deposit.
Changes: Bookings cannot be modified within 30 days of arrival. Rates may be adjusted at any time; previously confirmed bookings retain their original rates.
Rental Period & Occupancy
Rental period begins and ends on the dates and times shown in the Rental Agreement.
Occupancy limits are two people per bedroom. Guests exceeding this limit will not be permitted.
- Only the people listed in the Booking Registration Form are permitted to stay. Addicional peopple is considered visitors and may be fees applied.
Check-In
Check-in is after 4:00 or 5:00 PM on the arrival date.
Early check-in may be available for an additional fee.
Two forms of identification may be required before check-in.
Failure to complete the Registration Form within 24 hours of arrival confirms acceptance of the property’s condition and responsibility for any pre-existing damages.
Check-Out
Check-out is by 10:00 AM on the departure date.
Late check-out may incur a two-day rental penalty, unless prior arrangements are made for an additional fee.
Basis of Rental
Properties are provided on a self-catered basis.
Starter supplies include: one soap bar, one roll of toilet paper per bathroom, one trash liner, and a paper towel. Guests are responsible for replenishing all other items.
Non-Smoking & Pets
Smoking is strictly prohibited. Violations may result in cleaning charges applied to the credit card on file.
Pets are not allowed. Violations may result in eviction or additional cleaning fees.
- Service pet is llowed by law.
Accidental Damage Waiver / Property Protection Fee
A non-refundable Property Protection Fee is added to all reservations:
Condos/Townhomes: Up to $1,000 coverage
Homes: Up to $1,500 coverage
Accidental or inadvertent damage must be reported within 24 hours and before check-out. Failure to report voids coverage.
Intentional damage, theft, or gross negligence is not covered.
All additional charges for early check-in, late departure, lost keys, or unauthorized pets may be applied to the credit card on file.
Damage Security Deposit
A security deposit authorization is placed on the guest’s card prior to check-in.
It covers damage, loss, excessive cleaning, excessive electricity use, or exceeding occupancy limits.
Any damages discovered must be reported to the local office during business hours; failure to do so may result in automatic charges.
Deposits are released within five business days after check-out, minus applicable charges.
Cancellation Policy
Deposits are non-refundable.
Cancellation penalties are as follows:
More than 42 days prior: deposit non-refundable
Within 42 days: 100% of rental fee is non-refundable
Reinstatement of canceled reservations: $180 fee
Additional cancellation fee: $150 per booking applies
No refunds are given for:
Weather conditions
Early departure
Utility interruptions
Construction or maintenance issues
Note: Optional travel insurance is recommended to protect against unforeseen cancellations.
Service & Support
Non-emergency service calls after hours incur a $165 fee.
Emergency issues include:
No power or water
Locked out of the property
Cannot locate the property
Any risk of damage to the property
Pool & Spa Terms
Pool/spa heat is not included and requires an additional fee.
Pool heat automatically shuts off below 50°F; refunds are not given for this.
Use of the pool/spa is at the guest’s risk, and children must be supervised.
Tampering with alarms or safety devices is a criminal offense.
Adjustments to heaters by guests may result in repair charges.
Zero Tolerance Policy
Underage drinking is strictly prohibited. Violations may result in law enforcement notification and immediate eviction without refund.
Limitation of Liability
The Company is not liable for:
Equipment failure or maintenance issues
Lost or stolen personal property
Injuries or accidents
Acts of nature, force majeure, or civil disturbances
Guests are responsible for supervising children and ensuring insurance coverage for personal property.
The Company reserves the right to enter the property for maintenance, protection, or emergencies.
Errors, Omissions & Modifications
The Company reserves the right to correct errors or cancel bookings.
The Company may modify or discontinue services without notice and is not liable for interruptions.
Third-Party Sites
The Company is not responsible for content or availability of third-party websites linked on its platform.

Indemnification
Guests agree to indemnify and hold harmless All Vacation Dreams for losses or injuries arising from the guest’s use of the property.
The Company acts as agent for the property owner and is not responsible for property conditions or safekeeping of valuables.
